You don't need to prepare anything before we talk.
We'll spend a few minutes discussing your home, improvements you've made, what has you thinking about selling, and your timing.
From there, I can tell you what I would want to look at more closely and whether seeing the home in person would help me give you a more accurate opinion of its value.

In fact, I would often rather talk with you before you've made all the decisions.

You don't need a listing date to start making good decisions.
What determines your home's value?
I don't believe a home's value should be reduced to a single price-per-square-foot calculation.
When I evaluate a property, I look at the bigger picture:
What have truly comparable homes sold for, and how do they compare with yours?
If we listed your home today, what other properties would buyers be considering?
What has been updated? What matters to today's buyers? And which improvements actually contribute to your home's position in the market?
Neighborhood, lot, setting, proximity, amenities and even the home's position within a community can influence value.
What are buyers doing right now in your particular price range and market segment?
How would I present and price your home if we decided to bring it to market?
Why not just use an online home estimate?
Online estimates can be useful as a starting point. But an algorithm hasn't walked through your home.
It may not know about the renovated kitchen, the screened porch you added, the view from the backyard, the condition of the home next door, or that the “comparable” property down the street needed significant work.
And it doesn't necessarily understand how I would position your home against the properties buyers can choose from today.
The number matters. The context behind the number matters just as much.
